Attracting Qualified Tenants
Advertising is often placed on approximately 100 different websites using a Google distributing service since statistics show that about 85% of tenants look for rental homes on the internet. Also, a free rental Hot Sheet is printed each week listing features and information about any available rental home which is distributed to employers, Realtors, and interested potential tenants. In addition, we will take advantage of the Multiple Listing Service (MLS), newspapers, social networking, and e-mail marketing. Approximately, half of our properties are rented with a time-developed network of Realtor and tenant referrals.

Performing Background Checks of Tenants
One of the most valuable services performed is checking tenants' backgrounds. Credit, employment, criminal, and financial status are reported through all three credit agencies. Also, staff members call current and past landlords, references, courts, and employers for verification of information. Any sign of a problem with a potential tenant is investigated before accepting an application. When necessary, additional deposits and/or qualified lease co-signers are required depending quality of the tenant.

Visit and Review the Property
To protect the owner’s investment, Action Property Management will visit, document, photograph, and review the property before and after the tenant moves in. Additional visits to the property are made during tenancy as needed. A licensed inspector can also be sent to the property for an additional fee. Our vendors will also report any problem that is discovered when visiting the home to help with a maintenance problem. In addition, the tenant is asked to provide us a written review of the property upon leasing the home.

Arranging Maintenance and Repairs
To keep owner maintenance to a minimum, tenants are directed in the lease to pay for minor repairs and maintenance. Action Property Management’s maintenance service, A-1 Landlord Service, is available to provide high quality handymen or cleaners at reduced rates. Outside vendors who are licensed contractors provide specialized work such as air conditioning, heating, electric repairs, roofing, pest control, major plumbing, and remodeling projects. Our vendors will provide an owner bids to review whenever possible for larger repairs.

Negotiating Rental Rates
Rent rates are negotiated to the highest possible level depending on market conditions, quality of the tenant, length of lease, type of property, and the time of year. Although a tenant may offer a certain rent rate, staff often will negotiate a higher rate due to the circumstances. Setting proper rental rates and maintaining a strong marketing effort has allowed us to exceed a 95% occupancy rate!

Helping with Legal Issues
Leases and other documents used adhere to the Arizona Landlord-Tenant Act and clearly explain landlord rights and tenant responsibilities. Although complete background checks are made, occasionally tenant problems arise. Action Property Management works with its attorney, Guy Wolf, who specializes in real estate and property management law. After 15 years working with Mr. Wolf, he provides staff legal updates on a regular basis and legal services are offered at a reduced cost. Collecting Rents and Deposits
Tenants pay rent to Action Property Management and those monies are deposited in a FDIC insured Trust Account with National Bank of Arizona. Unless an anticipated expense prevents mailing all funds, owners receive a check each month after their home is rented . Property owners keep a minimum of $400 reserve fund to open an account for unexpected expenses. However, the reserve can increase when expenses are expected or after deposits are paid by tenants. Tenants who have not paid their rent by the 5th of the month are sent a late notice. Although evictions are rare, Action Property Management will normally arrange the removal of a tenant from the property in about 30 days should the rent not be paid in a timely manner.

Providing Monthly Accounting
Property owner checks and computer-generated statements are mailed prior to the end of every month. An annual year-end accounting is also sent to each property owner for income tax reporting. Property owners should check with their accountant to verify the tax advantages when owning rental property. Monthly rental sales tax reports are arranged for property owners, as most cities in Arizona require them to be submitted. In addition, other required reports are prepared by our staff for several government agencies.

Reasonable Fees
Most homes are leased and managed for 8% to 10% of monies collected each month. No start-up fee, minimum flat fee, renewal fee, or lease fee is charged when the home is leased.
Although the management agreement is set up on an annual basis, owners can cancel any time with a 30-day notice. Action Property Management's company goal is to provide outstanding service so that any fees paid by the property owner are normally saved by avoiding longer vacancy times, excess repair costs, and avoiding tenants who do not have good backgrounds or credit.

Free Rental Analysis
A Rental Analysis is not always necessary to begin management, however, it can often answer many questions about rent rates, marketing, competition, and time on the market. A Rental Analysis can be sent by e-mail , fax, or first class mail in about 24 hours. Although an on-site home visit is not necessary, arrangements can also be made to meet the home owner at their property to answer questions and provide information.

Starting Property Management Services
To list a home, the property owner can stop by our office or we can set an appointment to visit the home. Once a home is listed for management, a visit will be arranged to take digital photos and complete a written report. A home can be listed for rent within 24 hours by e-mail and/or fax. If you are not already working with another real estate agent or broker, our agents and Designated Broker can help find a below market property to purchase. Or, we can assist you in selling a home at no commission cost using the short sale process or at a reduced cost on a traditional listing.
